Amed

Amed is one of Bali’s most compelling emerging coastal markets, located along a 14-kilometre stretch of fishing villages on the island’s northeast coast in Karangasem Regency. Known for its black sand beaches, world-class diving, coral reefs and panoramic views of Mount Agung, Amed offers a more authentic and low-density alternative to South Bali. The local property market remains relatively early-stage, with inventory primarily consisting of ocean-view villas, boutique resorts, development land and lifestyle residences spread across Amed, Jemeluk, Lipah and surrounding coastal villages. Tourism demand continues to strengthen as travellers seek quieter destinations with strong diving, snorkelling and wellness appeal, supporting healthy occupancy levels throughout much of the year. With increasing visitor numbers, growing infrastructure investment across East Bali and limited prime coastal land supply, Amed is attracting investors looking for long-term capital growth, rental income opportunities and entry into one of Bali’s fastest-evolving tourism and property markets before values reach the levels seen in more established destinations.

The Japanese WWII shipwreck USS Liberty at Tulamben, a short drive west, is one of the most dived wrecks in the world; Amed's own house reef has healthy coral gardens and reliable mola-mola sightings in season. The village strip runs for about 7 km along the coast, with small hotels, dive operators, and seafront warungs strung along it at a pace that feels genuinely unhurried. Coffee at Sama Sama Cafe or a sunset beer at Griya Villas with Gunung Agung reflected in the bay is a ritual for regular visitors. The salt-making tradition along this coast - flat evaporation pans cut into the black sand - is still practised in some villages. Accommodation is simple and affordable, and the cooking across the best warungs is honest East Balinese: grilled fish, lawar, and mixed rice.
