WHO WE ARE
A Bali property advisory, not a listing-first brokerage or a volume-driven agency.
Casenta Property was built around a simple observation: most buyers entering the Bali market were making decisions with incomplete information.
Listings rarely explained ownership properly. Rental projections were inconsistent. Zoning, licensing, and long-term suitability were often treated as secondary considerations rather than the foundation of the purchase itself.
From the beginning, we took a more selective approach. Fewer listings, more careful sourcing, and more attention on how an asset holds up once the excitement of the purchase wears off. Not just financially, but legally and operationally as well.
More than a decade later, that philosophy still defines the business. We work across residential, investment, land, and hospitality opportunities throughout Bali, with clients ranging from first-time buyers to commercial investors and boutique hotel groups.

More than ten years inside the Bali market, and over two decades operating across Indonesia.
Experience matters more in Bali than it does in more standardised markets.
The difference between one area and the next can affect licensing, occupancy, resale demand, infrastructure access, and long-term growth potential. Regulations continue to evolve, particularly around short-term rentals and foreign ownership structures, which makes local understanding increasingly important.
Over the years we’ve sourced investment villas, development land, off-market hotel opportunities, and hospitality assets across Canggu, Uluwatu, Seminyak, Seseh, Sanur, and emerging parts of the island.
A large part of the work happens behind the scenes. Reviewing zoning maps, revisiting areas months after initial inspections, speaking with notaries, operators, landowners, and local contacts across Bali and Jakarta. Those relationships often matter just as much as the listings themselves.
OUR APPROACH
Investment-focused advice, without treating every buyer like an investor.
Some clients are looking for yield. Others are relocating, building a second home, or securing land for a longer-term plan. Most purchases sit somewhere in between.
We don’t believe every buyer should follow the same formula.
A villa that performs well as a short-term rental may not suit a family relocating to Bali long term. At the same time, a property with strong lifestyle appeal does not automatically make sense as an investment once operating costs, supply growth, and exit demand are considered properly.
Our role is to help buyers understand those trade-offs early, before the marketing narrative or momentum of the market starts driving the decision instead.

Some opportunities move publicly. Others circulate quietly through long-standing local relationships.
In both cases, we care more about suitability than volume. Pricing still needs to make sense, the area still needs to support the strategy, and the asset still needs to feel attractive years after the purchase.

Most clients come to us after spending weeks browsing listings that gradually begin to look the same.
Finding property in Bali is easy. Understanding which opportunities are genuinely viable is the harder part. Ownership structure, zoning, licensing, competition, and operating realities all affect whether a deal still makes sense a few years later.
We tend to be more direct than many agencies in the market. If a property is overpriced, difficult to operate, or unlikely to hold up long term, we will usually say so early.
That approach doesn’t suit every buyer, but it’s the reason a large portion of our work now comes through referrals and repeat relationships across Australia, Europe, the United States, and the Middle East.
THE PROCESS
A more structured acquisition process, from sourcing through to settlement.
Every search begins differently, but the process itself tends to follow the same framework.
We start by understanding the intended use of the purchase. Investment, relocation, hospitality, development, or hybrid ownership. From there we shortlist opportunities based on location, demand profile, pricing, and operational suitability rather than simply availability.
Once a property progresses, we coordinate the next stages alongside legal advisors, notaries, tax consultants, architects, contractors, and management teams where required.
The goal isn’t just getting a deal done. It’s making sure the asset still works properly once the transaction is complete.
THE MARKET TODAY
The Bali market has matured significantly, but clarity is still surprisingly rare.
Bali remains one of the most active real estate markets in Southeast Asia, attracting a mix of lifestyle buyers, investors, developers, and hospitality groups from around the world.
At the same time, the market has become more competitive, more regulated, and more segmented than it was even a few years ago.
Good opportunities still exist across the island, but they require stronger sourcing, better due diligence, and a more realistic understanding of how different parts of the market actually behave.
